Once all references have been taken and they are deemed ‘Acceptable’ by our Credit Referencing Agency the FULL deposit is required. Payment can be accepted in the form of Bank Transfer cheque debit card or credit card. Please note there is a charge of 3% for using a credit card.
The Assured Shorthold Tenancy Agreement will be drawn up and each person over the age of eighteen MUST be named on this agreement. All deposits are registered with the DEPOSIT PROTECTION SERVICE and the Prescribed Information will be served within 30 days of receipt. You will be sent a deposit ID and repayment ID direct from them, please keep this safe as you will need it at the end of your tenancy in order to claim your deposit. On or before the day of occupation we will require the first month’s rental in cleared funds. Payments MUST be in the form of a bank transfer, cash, debit card or building society cheque. Personal Cheques will NOT be acceptable. If payment is made by either credit or debit card, this will need to be paid 4 DAYS PRIOR to the day of occupation for clearing purposes. Please note that if you are paying by cash, we can only accept up to £1500 at any one time. You will also receive a Standing Order Mandate which you will need to complete and hand to your bankers for all future payments.
IT IS COMPULSORY THAT ALL TENANTS HAVE THEIR OWN CONTENTS INSURANCE IN PLACE WHICH INCLUDES ACCIDENTAL DAMAGE TO THE LANDLORD’S PROPERTY AND POSSESSIONS. THIS IS A CONDITION OF YOUR TENANCY AGREEMENT AND A COPY OF YOUR INSURANCE DETAILS WILL NEED TO BE PRODUCED ON THE SIGNING OF THE TENANCY AGREEMENT.
Our inventories are prepared by an independent company in order to take accurate details of the condition of the property and to assist in the protection of your deposit from deductions. Two copies of the inventory will be provided, preferably by email as these are large documents. You will need to print, sign and return one copy to us.
You will be provided with the names, numbers and addresses of the utility companies and the meter readings for the property and it is your responsibility to contact them no less than 24 hours after taking occupation in order to register your details
On expiry of the tenancy you will be required to meet with the Inventory Clerk on your vacating day to conduct a check out inspection and the cost of this service is listed above applicable to your property size and can be deducted from your deposit when it is released , or you can pay before your check out inspection.
If it has been agreed that you may keep pets at the property you must have all the carpets cleaned and sanitized before you vacate. We can provide details of preferred contractors to ensure high levels of service and acceptable quality.
“Let’s Accommodate Hampshire Ltd ” will need to see proof that all closing accounts for council tax and the utilities have been paid in full or have been transferred to your new address, once we have seen these your deposit will be applied for.
Should you wish to continue your tenancy for a further 12 month term there is a charge as listed in the fee scale above for an annual tenancy renewal. At expiry of the fixed term should both parties wish for the tenancy to run on as a Periodic Tenancy then the Prescribed Information will have to be served again.
